The YARD VENUE & The Barn


PARTIES WITH US…

We have an additional venue in the Market Place, which is open for parties and events. This means we'll host parties for up to 50 in The BARN with the shack area too, and from 50 up to 160 will be in The YARD VENUE which is only a 1 minute walk from us. 


WHAT’S INCLUDED AT THE YARD VENUE? 

The venue is just like Watergate YARD in style, with similar drink offerings, and can accommodate up to 160 guests over a large main room, and an adjoining lounge area. The first floor space looks over the market place, with stunning views of Dt Denys Church. The large main room features a stage, dance floor, booth seating in the bay windows, and further seating that can be laid to suit your needs.

The adjoining lounge has more seating and tables, and we have some outside seating.


Exclusivity - Full private access to the whole of the first floor - a welcoming, large space to wine, dine, dance and celebrate. 

From 50 up to 160 people - Tables & chairs to seat up to 100 in the main room, further seating for 60 in the lounge, and standing space. 

Space to chill - The lounge is far enough from the main room for those times when a little RnR is needed, but still

close enough to enjoy those party hits.

The Terrace - (This space Its currently affected due to the Market Place refurbishment). 

Dance the night away - with full flexabilty on the layout, you can decide the size of your dance floor and

 with a separate stage area, let the DJ or band set the tone for that party vibe.

The Bar & Kitchen - An impressive bar, stocked with a wide variety of premium drinks, and our in house kitchen team that can work with you to create menus that are a fusion of British classics & on trend world foods with authentic flavours.

Essential Amenities - Our main entrance is on Market Street, with a second accessible entrance with a stair lift from the pedestrianised area on the Market Place. Parking is available close by on Eastgate, we have plenty of loos, and baby changing. 


WHAT’S INCLUDED IN THE BARN?

Privacy - The barn is a unique space that comfortably seats around 30 guests which makes it perfect for smaller family gatherings,

baby showers, work meet ups & intimate dining parties. 

Up to 50 people - Tables & chairs to seat up to 30 in the barn, with further seating on the shack in the courtyard. 

Vibes - The full YARD experience… Open the door of the barn and let the outside in…

Flexible layout - With options to create more space by taking tables away, you can either chat & dine or dance the night away.

The Bars & Kitchen - Our main bar and a private bar in the barn with the usual spirits, wine and soft drinks line up, and plenty of choices for food from our main menu, set menus or buffets.

Essential Amenities - The barn is on the far side of the courtyard accessed by path from the cobbles. It is pushchair & wheelchair accessible. Parking is close by on Westgate, we have plenty of loos including an accessible toilet, and baby changing. 


MUSIC & DECORATIONS - We can offer background music free of charge in both venues. We have an in house DJ that can be hired,

or can help you find a live entertainment. We can also help you decorate and stamp your style - whether it’s a balloon arch, floral table pieces or backdrops for those insta shots, we can either provide it, or put you in touch with some great suppliers.


THE BAR - Our bars have a wide selection of draught lines, bottled beers, ciders & wines, premium spirits, and cocktails.

A Prosecco reception on arrival, shots as you raise a toast, or a signature cocktail, created just for you -

whatever you’re thinking, we can accommodate.

 

OUR FOOD - We offer a variety of buffets, set menus and can create bespoke menus… please discuss your ideas with us.

We’ve also locked our 2023 prices for the whole of 2024.

Cooked in less than 2 minutes in our outdoor ovens, free flowing and served to tables for a more sociable dining experience…

*Quesadillas with BBQ beef brisket, mozzarella & red onion 

*Sticky Asian pulled pork Bao Buns with fresh chilli & coriander

Classic finger sandwiches, Lincolnshire sausage rolls, homemade scones with Tiptree strawberry jam

and clotted cream,  sweet treats, unlimited Twining’s tea or filter coffee 


STAYING WITH US

We have 2 kingsize rooms, 3 double rooms, 1 twin - all en suite, and a self catered cottage that sleeps up to 6 in 2 double rooms

 & a sofa bed. Ask your guests to book directly with us to benefit from a 10% discount and free breakfast - contact the team at enquiries@stayatwatergate.co.uk with your personal code once you’ve booked.

The Barn

Hire is either from 11am - 5pm, or 6pm - midnight. 

Half a day’s barn hire is £120


The Venue

Evening hire at the venue, from 6pm - 12am is £295.

This includes 2 bar staff, and full use of our sound & light set up - just upload your playlist and party!

A full day's hire, from 8am - 12am is £495.

You can carry on the party until 1am for an additional £95. 

For shorter daytime events, we offer a 3 hour hire for £120.
